KJM Plant & Civils completes care home construction with Mapei system

January 7, 2025
Construction products from Mapei’s admixtures and waterproofing series have been used at the new £15m Upland Manor Nursing & Residential Care Home in Northern Moor, Manchester.  The 59-bedroom facility replaces the former care home, increasing capacity and providing enhanced facilities for residents.  The Mapei application was completed by KJM Plant & Civils for LNC Property Developments Ltd.  Products were supplied by Precon Products, alongside Cemex cement.

Designed by Jackson Design Associates and structural engineers, Keith Simpson Associates, the new Upland Manor Nursing & Residential Care Home is a three-storey development set within landscaped grounds. Ensuite bedrooms are located across ground, first and second floors, along with days spaces.   Resident facilities include lounge and dining areas, a hair and beauty salon, café and activity rooms, with further ancillary space within the building’s basement level.

During the foundation works, KJM Plant & Civils installed Mapeproof AL AP and Mapeproof AL 1200 AP waterproof membranes to protect the underground structure of the building.   Mapeproof AL AP is a fully bonded HDPE (High Density Polyethylene Geomembrane) membrane that’s installed prior to the pouring of concrete and Mapeproof AL 1200 AP - a self-adhesive system – is applied after concrete has been poured.  The robust membranes are highly resistant to puncturing, tearing, natural elements and provide a barrier against groundwater, soil moisture, radon and methane gas.  On contact with concrete, the systems form a permanent, tough bond.  Mapeproof Liquid Membrane - a polyurethane elastomeric, thixotropic, liquid waterproofing membrane used to seal, fill and detail all concrete elements - was also utilised throughout construction.

The below ground specification stipulated two forms of protection for this structure, with watertight concrete also being specified to satisfy Type A/B design requirements.  The specification included Mapei’s watertight concrete admixture Idrocrete KR 1000 - a bagged system featuring crystalline technology, that works together with the specified mix design to reduce the permeability of the hardened concrete.  As part of the system, all construction joints were also fully protected using Mapei’s Idrostop hydrophilic waterbar and mastic.  Mapei’s site support team was delighted to support both KJM Plant & Civils and CEMEX with the joint preparation and concrete supply.
